April Glossy Box - Product Review - Things Beauty, Make-up and ...

This is the second post in my 'Whats in my April Glossy box' series. Honestly I am unsure if I will do anymore posts on my April Glossy box the other 3 things will probably go on eBay.?

I had never heard of the Ayuuri brand before, I have done a little bit of research on them and this is?what they say about themselves:?

'Drawing on the ancient power of Ayurvedic principles, Ayuuri?s range of hair, body and skin products are designed to pamper, replenish, nourish and protect from the rigours of modern living. After carrying out extensive market research to make sure the balance of ingredients, their effectiveness and fragrance was just right, all the special formulations were set for each product. We selected them for their individual strengths ? calming rose, soothing sandalwood, healing turmeric and purifying neem among many others. Each product creates an experience, unfurling a bouquet of natural scents locked into creamy lotions and cleansing washes, giving you our personal Ayuuri touch.'

After my recent discovery of my love for coconut products I was sooo pleased that I got the coconut shower gel in my Glossybox, there were three other scents that I could have got: They were Neem, Sandalwood and Rose.?I love how the smell of this lingers on my body for a few hours after the bath.

I really love the texture of this body wash, its very smooth and creamy, it actually really reminds me of The Body Shop - Coconut shower cream.?

These body washes retail at ?4.95 from 200ml -?For comparison The Body Shop ones are ?4.00 for 250ml.

Overall I really liked this body wash but it was too similar to ones that I can get for slightly cheaper on the high street so am not sure I would go out of my way to find this again.

Hiring A Trustworthy Property Broker When Purchasing Or Selling ...

There are several markets for commercial property in the precise commercial market, so things can be quite confusing at times. This document by a property manager provides some nice advice you can use to buy, sell, or locate any commercial property. Just keep things easy, and read this text.

When you purchase commercial real estate, think big and maximize profits. If you're just about to buy a small studio complicated, and they make you buy a commercial property license, it can be quite a hassle instead of a profit. Think about buying a property that is massive and maximises your potential earnings compared to cost.

A loft does not need to be your one choice for commercial real-estate. A large amount of buyers like to believe that running a loft building is the most straightforward choice, however let yourself be open to other investment opportunities. Office buildings, land, industrial warehouses are all probabilities you should be open to.

A good tip to help you when investing in commercial property is to try and positively affect the areas of appreciation you can control. You should consider whether you are able to add some kind of development to your property and whether you can raise your rental rates when renters leave. Bettering the areas of appreciation you can control will certainly increase your takings.

Allocate additional money for costs when you are making an investment in commercial property. Everything, including assessments and property inspections are far more pricey with these larger transactions. It is not uncommon to spend thousands of bucks on inspections and then decide that the property is not right for you. Budget accordingly so that you don?t run into monetary problems.

Look for motivated sellers when searching for commercial properties. Some could be ready and enthusiastic to sell below market valuation. If you can find a seller like that they will be much more likely to agree terms with you. You'll be capable of finding a better deal this way.

When you're thinking about the budget for the area that you want to purchase, understand that each building will have an upkeep cost. This means that you will need to put money in annually to maintain its' worth. Make certain to think about this when outlining the finances towards your purchase.

When making the ultimate choice on buying a commercial property, consider any environmental issues you will encounter. Hazardous waste Problems can be a reason for concern. If you're the owner of the property, you have the responsibility for any issues that pop up, even if they're not your fault. Environmental cleanup and disposal costs are extremely dear. Keep this in mind.

Markets within a market are something you have got to understand totally in any sort of business, whether you are talking about affiliate marketing or commercial real-estate. Information is the secret to making certain that you are always acting with confidence and always going in the right direction. After completing this article you need to now have an understanding with respect to approaching commercial property transactions.

Spalding Scattergood writes this article for Atlanta property managers and property management companies in Atlanta and Norcross, Georgia.

Hibs, Hearts end 116-year Scottish Cup final wait

Hearts manager Paulo Sergio insists the fact his side are facing rivals Hibernian in Saturday's Scottish Cup final doesn't give the game greater importance.

While supporters of the rivals are gripped by Scottish Cup fever ahead of the first all-Edinburgh final since 1896, the Portuguese manager has been determined to avoid hysteria and keep his squad calm in the build-up to the Hampden clash.

"For me it's an opponent, it's a game that I want to win like all the others," Sergio said.

"It's not special because it's Hibs. This is a game that is as important as it was to win against Auchinleck (Talbot, Hearts' fourth-round opponents).

"If we didn't beat Auchinleck, we would not be here to play this one."

Since Hibs defeated Aberdeen and Hearts knocked out Celtic in the semi-finals, the Scottish capital has been in anticipation of Saturday's showcase final.

But when pressed about the special nature of a fixture last played 116 years ago, Sergio added: "This is a statistic. That doesn't make the game different for me.

"For you, it's huge, it's different. But for us, it's football. Focus on football, focus on the game, don't focus on what is collateral of the main issue.

"I hope and I believe that at about 1700 on Saturday it's going to be a tremendous day. Before that it's just a normal day.

"I always give 100 per cent in everything I can to prepare for every single game, so in that point of view it's not different.

"I hope after the game can be a special moment, but before the game and during the game, just focus on football and what we are here doing and forget everything that is around us."

Only Craig Beattie, who scored the winning penalty in the semi-final with Celtic, is struggling with injury.

It may yet be Sergio's final match in charge, with the manager set to meet owner Vladimir Romanov for talks about a new contract following the game.

Meanwhile, his Hibernian counterpart, Pat Fenlon, has told his Hibs side to seize their chance as they bid to lift the trophy for the first time in 110 years.

After narrowly avoiding relegation from the Scottish Premier League, Fenlon has told his players to show more character against Hearts as they look to end their Hampden hoodoo and win the competition for the first time since 1902.

However, Fenlon, who took charge at Easter Road in November, attempted to downplay the weight of history on Hibs, who are winless in 10 derby attempts since May 2009.

"It's my first attempt to get through the Scottish Cup and we've got to the final," Fenlon said.

"It gives us a great opportunity. We're 90 minutes from ending that, but there's a big obstacle in front of us.

"We've just got to make sure that that's what we focus on and not all the other hype that goes with it.

"We can't change what's gone on previously, but we can change it come Saturday. With cup finals you've got to make sure you compete, you forget the occasion if you can and play the game. You don't need to do too many things differently, just make sure you contribute to your own game.

"I'm looking forward to the game. It was a big relief to make sure we stayed in the league, that's probably where the real pressure was for us.

"Saturday's a different type of pressure, but something I want to enjoy as well."

Goalkeeper Graham Stack and winger Danny Galbraith are both out through injury.

Trainer Lukas 'disappointed' with peers' behavior

BALTIMORE (AP) ? Hall of Fame trainer D. Wayne Lukas criticized the behavior of a few of his peers Wednesday, saying the actions of a few recent Kentucky Derby winners have tarnished the reputation of his profession.

Speaking at Pimlico Race Course, site of Saturday's Preakness, Lukas said, "I'm very disappointed as a trainer that we have the stigma of some of our Derby winners not carrying the banner."

He cited Rick Dutrow, who is appealing a 10-year suspension in New York for multiple medication violations, and Chip Woolley, who last year allegedly urinated on slot machines at a track in Iowa.

Lukas also mentioned I'll Have Another trainer Doug O'Neill, who won the Derby on May 5 but faces charges of drugging a horse in California. O'Neill has denied the accusation.

"We've got Dutrow under suspension. We've got Chip Woolley (urinating) on the slot machines in casinos. And now Doug, at least, has some gray area hanging over him," said Lukas, who will saddle Optimizer in the Preakness.

"That bothers me, frankly. I think those guys are all good enough they don't need for there to be doubts. I think they can train horses and not have that problem in front of them. They can do it the right way. That's just the way I feel. I would say that if they were standing right here."

Dutrow's Big Brown won the Derby and Preakness in 2008. He sends out long shot Zetterholm in the Preakness.

Woolley in 2009 trained long shot Derby winner Mine That Bird, who ran second in the Preakness. Last year, security staff escorted Woolley from the casino at Prairie Meadows Racetrack.

O'Neill, meanwhile, has been accused by the California Horse Racing Board for "milkshaking," the illegal practice of giving a horse a blend of bicarbonate of soda, sugar and electrolytes. The mixture is designed to reduce fatigue and enhance performance.

"We played by the rules and I am vigorously fighting the previous allegations," O'Neill said Wednesday.

O'Neill faces his third total carbon dioxide violation in California and fourth in a career that has spanned 25 years.

O'Neill's most recent violation dates from an Aug. 25, 2010, race at Del Mar in California. A blood test on his horse Argenta showed elevated levels of TCO2 before it finished eighth.

He faces penalties ranging from a minimum 90-day suspension and a $5,000 fine to a maximum 180-day suspension and fine of $15,000 depending on whether a hearing officer's report finds aggravating circumstances or not.

"I'll Have Another, along with every other horse in our barn goes through an intense physical exam and a blood and urine exam," O'Neill said. "We run pure horses. We run a great operation, and anyone who comes to our barn all know that we love the horses and do everything we can to keep them at the top of their game. If I didn't win the Derby, you guys wouldn't be asking that."

Woman pleads guilty in insurance scheme | Target 12 | WPRI.com

PROVIDENCE, R.I. (WPRI) - A Warwick woman at the center of an arson and mail fraud case has pleaded guilty in federal court to two counts of mail fraud.

Investigators said Louisa Knight, 43, set fire to her own home to cash in on an insurance claim.

According to the criminal complaint and a plea agreement, Knight contracted with McCauley & L'Europa Public Insurance Adjusters in Providence on July 11, 2011, the same day as the fire damaged her home. In the plea agreement, prosecutors say Knight "caused said firm to file a fraudulent claim on her behalf with Allstate Insurance."

McCauley & L'Europa is owned and operated by state Rep. John J. McCauley Jr., D-Providence, and William L'Europa. Neither man has been charged in the case. McCauley, 54, is deputy speaker of the R.I. House of Representatives.

Each of the charges against Knight carries a maximum sentence of 20 years behind bars and a $250,000 fine, but prosecutors have agreed to recommend a lesser sentence as part of the deal. Prison time is a near-certainty for Knight, according to her attorney Paul DiMaio, who said the arson charge comes with a mandatory 10 years in prison.

The criminal complaint against Knight says her actions in the hours leading up to the fire raised a red flag for investigators.

"Louisa M. Knight enlisted the assistance of her minor daughter, and an unrelated minor female to arrange to have her domestic pets taken from the house prior to her lighting a fire," Assistant U.S. Attorney William Ferland wrote.

"Louisa M. Knight enlisted the assistance of an unindicted male coconspirator to remove certain personal property from the residence ... to prevent such property from sustaining damage from the fire she intended to light," he continued.

According to an inspector's report provided by the Warwick Fire Department, Knight told investigators she was preparing to paint her home on the day of the fire and left at 11:30 a.m. to buy more brushes. A short time later, an alert neighbor spotted smoke pouring from the chimney and called 911.

According to the report, firefighters arrived on scene within two minutes and managed to extinguish the flames in the basement before they spread to the rest of the home.

A neighbor who asked not to be identified told Target 12 Knight appeared to be disappointed at the fire department's quick response.

"She said, 'AllI needed was 10 more minutes and the house would've been a goner,'" the neighbor told Target 12. "How sad is that?"

The report says several discarded cigarettes were found near the "area of origin" of the fire and there were "several chemical agents" found in the basement, but the exact cause of the fire was not determined.

A little more than a month after the fire, Allstate Insurance issued two checks totaling $44,607.46 in the names of Knight and McCauley & L'Europa, according to the criminal complaint.

DiMaio tells Target 12 there is no indication McCauley's firm had anything to do with the arson and he believes federal agents learned of his client after sifting through files obtained in the FBI raid.

Federal agents executed a search warrant on McCauley & L'Europa's office at 247 Hawkins St. last November. At the time L'Europa told reporters he was aware the firm was under federal investigation.

McCauley, who did not return a call for comment, announced last week that he is not planning to run for reelection. He first won the House District 1 seat in November 1990, more than two decades ago.

Meanwhile, Louisa Knight is due back in court for sentencing on August 1.
